Electrical Installation Condition Report

Some advice please.


A block of flats (20 year old conversion from a warehouse) has a common area whose electrical installation consists of 75 LED downlighters, a few wall mounted luminaires, two SON floodlights (all photocell/contactor controlled) and 12 Emergency Lights (all without test switches) and a few sockets for cleaners, Fire Alarm panels and a gate supply

An electrical condition report, now 2 years old, says on Page 1 that Agreed limitations are no insulation resistance tests.

On the test results page it gives 200Mohm for Line Neutral on all circuits and no result for Line Earth or Neutral Earth.


Is this an acceptable report?


What tests are reasonable to expect for such a report?

  • Global insulation test of the whole installation at the main switch between the coupled lives and earth with hopefully a test result of more than a couple of megaohms resistance. 

    No live to live insulation test. 


    Whoever wrote that report isn't any good at fudging the test results, suggesting that they weren't sure of what to do in the first place .
