My friend is going to rent his property out. They had an EICR carrisd out less than 2 years ago with a retest date of 10 years. Since this no additions or alterations have been made to the installation. 

Question is do they need to carry out another EICR and is it classed as a change of tenant? I'm not sure as its a change from owner to tenant and not a change of one tenant to another tenant. Suggestions would be welcomed.
  • To be honest the majority of the members of this forum would go into meltdown if they went to do an EICR for that HMO, it will be one of the most comprehensive reports I have ever done.
  • Its now pretty obvious to me that GN3 will need to be amended to cover the professional relationship between landlord, tenant and electrical servicing of the leasehold/tenanted property.

    Primarily because the property is being used as a business where the occupants change from time to time and each different occupant will have a different level of care and allegance towards their own and others health and safety.

    This should mean that an EICR or an inspection report, at the very least is in place for each new tenant

  • Sometimes replacement is the only option, there are a lot of electrical installations that genuinely are beyond use.
