£30k fine for landlords who do not provide a valid EICR for their rental properties

Is this actually true or is it some estate agent cashing in on lost income?

The reason why I ask, what appears to be a daft question, is that a friend has just received notification from the estate agent who sold the property 15 years ago that their property, which is now being rented, must be inspected and tested for compliance to 18th ed. Not that I was unaware of this requirement!

I just thought the £30k punishment for disobedience was a little steep. Or maybe  'bribery and corruption' or  'threatening behaviour' was the new Inspection and testing idiom.?

  • If its a matter of contract and reporting on the present condition then its important to note all defects regardless of whether its been repaired by you. This is where the use of photographic evidence maybe useful, buit probably not as effective as a witness statement.

    But then, how many inspectors are going to take a camera and an impartial witness on their inspection rounds?

    No, of course not. Competence must now include (as if it wasn't before), honesty and integrity of the inspector.

The has to be a balance in all things, and the balance is probably about right for electricity, if not tending to be excessively careful. "


    I suspect the reason for the lack of interest in two wheeled machines are that their function is easily identifiable and understood; not so with the unseen effects of electrical current. It is still a mystery science to the general public that must be handled with care. (lol...so must the general public). I suppose its a little like virus vaccinations and the effects on the human body.......
