Unused Earth Rod in Garage.

I was working in a new Mac. and Stone house today. In the garage is a nice new metalclad garage unit. It is supplied from the P.M.E. house supply and is earthed via the S.W.A. armouring and a third copper core. Under it is a 4.0mm2 green and yellow single wire running down to an earth rod that travels through the concrete garage floor. In the garage unit the green and yellow is stripped at its end but not terminated. It is just floating in mid air.

Why is it there? Was it left for a possible electric vehicle charger?

    Back in the 1980’s I had a year working as a Site Manager for a volume house builder and filled the electric supply applications in.

    There was a list of properties which would not be supplied with a PME earth including houses with quarry tile floors, because back then most houses with quarry tile floors did not have a sheet of plastic under them as a damp proof membrane, I now see many breaches of that rule.

    A garage without a damp proof membrane under its concrete floor should not be supplied from a PME earthed electrical installation.

    Which regulation covers that then Sparkingchip?

    DNO requirements, no damp proof membrane, no PME earth terminal provided.

    At that time it was not up for discussion, some years ago two new supplies were run into adjacent houses, an existing Victorian cottage with quarry tiles laid on sand and a new house with concrete floors over insulation and a damp proof membrane, both supplies come out of the joint in the street and were installed together.

    I did the complete installation in the new house and replaced the consumer unit in the existing house, the new house has a TNCS-PME earth terminal provided by the DNO, the existing house has a TT earthed installation, because of the floor construction.

    You won’t find it in BS7671, there’s more to consider than The Wiring Regulations.
