Amendment 2 BS7671. Are Hotels High Risk Residential Buildings?

Hi All,

Hotel being designed that is greater than 6 floors so fits into the requirement of HRRB if it is considered a residential building. If the hotel is classified as a HRRB then we will require AFDDs. Essentially looking to know if hotels are classed as residential buildings under BS7671 as this will define if AFDDs are a requirement. Has anyone got any recent or current experience with hotels and AM2 and did you include AFDDs? 

As a further question, would you consider AFDDs on all final circuits with socket outlets<32A or only in bedrooms? This hotel has office space and kitchen ect which will all have socket outlets<32A.

  • I am of the opposite opinion to the replies so far, but I do consider hotels as HRRB's, for two reasons.

    1) High risk due to the high number of people unfamiliar with their surroundings to be evacuated in the event of a fire

    2) Residential because people will be sleeping there.

    Whether AFFD's give any significant reduction in the number of fires, only time will tell for sure. (assuming we do fit them of course)

  • In an HRRB people live in their own quarters. In an hotel there are staff who will be trained in fire procedures. Does this make any difference?
