Fixed Wiring Inspections cost

Looking for some guidance. We carry out fixed wiring inspections on our Uk commercial properties every 5 years.  These are mixed office, warehouse and assembly / lab spaces within 3 buildings.  

We have an on site electrician for the general maintenance / small jobs as well as a separate service for PAT testing.  Our regular competent contractor has quoted nearly £100k to carry out the testing which seems massive to all the costs I see quoted online and I find it hard to believe our competitors abroad are spending this kind of sum every 5 years.  i know it is hard to give an opinion without size and we use circa 2300Mwh per annum but any thoughts as to whether this is completely off track or not?

  • Well how many items are there that require a PA test and how often - if that is all that happens for the extra 100K this looks like they think there is enough work to employ another body or two full time and are charging you to cover employing the extra staff accordingly.

  • A couple of thoughts ...

    As Mike says, £100k is a full time job for a well-paid individual plus NI and overheads. There are normally 220 working days in a year so at 5 - 10 circuits per day, that would be 1100 to 2200 circuits. Is that about right? It seems a lot.

    The consumption of an medium house is around 2.5 MWh per year, so if the cost of inspection is proportional to consumption, that is the equivalent of 1000 houses. £100 each would be cheap.

  • Sounds more like a fixed-wiring EICR .... I suppose one metric would be to divide the estimate by the number of circuits - £30-£50 per circuit seems to be ball-park - although there could be a whole host of factors that can vary that significantly (e.g. wanting things done out of hours, unusually complex systems or access challenges).

    Carl just like any other service or product you buy you should specify what you want and tender the work.

    If you don't or issue some meaning less specification like " all work to IEE (sic) rules2 you will ,get what you are given by the contractor. Often this is, if you are lucky, a drive by look through the letter box and a toilet paper report. Logos on documents, vans fleeces and shirts are not an indication of comptence.

    I write specifications for my clients to tender out to contractors, advise them on the tender returns, review competencies of the persons doing the work, and carry out witness testing and supervision of staff on site.

  • Could I suggest breaking it down into smaller junks so it can be quantified

    3 site (locations and distances from each other roughly)

    Number of CU/DB at each site

    Number of circuits in each DB

    Is PAT/In-Services Inspection and testing required, if so how many items per site and what the item groups are eg Toaster/PC Mass spectrometer

    Will remedial work be required

    Special item of interest eg like ATX

    Time when the testing can be done eg during working hours or at weekends

  • As others have said, its hard to give an opinion without knowing more, but to give some input...

    The last EICR on our Factory in the East Midlands cost £12k and took one guy around two weeks full time. There were no out-of-hours works or shutdowns involved (not working Friday afternoons proved useful here!). This price did not include any remedials which were done in-house (it was made clear to the Contractor upfront that he would not be awarded remedial works).

    This building is a mix of office space, light assembly space & a machine shop. Its home to around 90 people over 2.5 floors. We use around 30,000 kwh a month, our incomer is 400A/phase 400V and there are around 20 TPN distribution boards around the place. Most of these DBs are 24 TPN MCB ways (some BS88 DBs remain) with a mixture of local lighting, 13A socket rings & Ceeform sockets. CNC machines etc are hard wired to dedicated DBs. Wiring system is predominately singles in trunking/conduit with SWA sub-mains. Wiring is a mixture of Rd+We+Be, Rd+Yw+Be & Bn+Bk+Gy. There is a also a separately derived distribution system supplying 120/208V 60Hz.

    I have managed to establish we have 2500 circuits and about 115 distribution boards across the 3 buildings so actually overall a  low cost per circuit.

    are others testing every circuit and board very 5 years or just a portion of them?
