I have just reveived an email from "IET Wiring Regulations".  In it, it says:-

Do you carry out inspections for landlords?

If you are performing electrical inspections for landlords of rented properties you must ensure that the installation is inspected against the most recent version of BS 7671. Staying up to date is imperative.

Am I wrong, or is that totally false?  Looking at https://www.legislation.gov.uk/uksi/2020/312/regulation/2/made, it says:-

“electrical safety standards” means the standards for electrical installations in the eighteenth edition of the Wiring Regulations, published by the Institution of Engineering and Technology and the British Standards Institution as BS 7671: 2018(3);

So that is a specific version of the Wiring Regulations, and not the new 2020 one.

    I suspect it's just going to be a lot of lawyer fodder at every level.

    Firstly it depends (contract) on what the landlord actually asked for - 'just an EICR' or 'a report to show that my installation complies with the requirements of the Electrical Safety Standards in the Private Rented Sector legislation'.

    Then if someone said satisfactory to say a socket 2.5m from a bath and then someone dropped a hairdryer with a 3m lead into the water and came a cropper, I bet someone in a wig would suggest that had the landlord complies with the actual requirements the dreadful incident would never have happened...

  • well 2.5m would comply with the latest regs of course, but not the 2018 copy- I presume you chose that example deliberately... are we saying somehow that  the newer regs more dangerous? No of course not - much of the rest of the 230v world uses 60cm...

  • I suspect if you saw a scene like that during a landlord  EICR, you may be distracted . Anyway that photo is from 110V land.
