The next little drama: BS7671 18th Edition Amendment 2 2022.

It’s only about eighteen weeks until the new edition of the regs is published, so whats coming?

  • AFDDs are now a requirement ?

How much does that mean something like a 12-way consumer unit is going to cost? I can see a lot of people living with suspect installations as a consequence.

It is amazing that we have survived for so long without S.P.D.s. Perhaps they are superfluous. Or, perhaps they are already doing their jobs hiding in computer surge arrestor adaptors, plugs  or trailing sockets.

  • The cynic in me wonders if there is an element of work creation schemes going on here.

Cue a flood of rental properties that have just been re-wired or remediated to a good standard   and certificated following the private rented sector regulations now being declared ‘unsatisfactory’ with a C2 for a missing AFDD - and landlords who may have just paid several hundred pounds for a CU upgrade now being asked to pay for the same thing again in around 5 years.

I'm sure none of the learned on here would do such a thing and all would apply common sense and say that a missing AFDD is a C3 in a single dwelling - wouldn't you?

    Jason.

  • Just the incentive I need to get on with it and replace my CUs at home!

  • Hold on, surely this was all just draft. Does Z know for sure?

  • This is a news article from last year when the DPC came out. We do not know what is in the finished standard yet. It is likely that AFDDs will be mentioned in some form, but we will have to be patient a bit longer.

  • But not that long in the great scheme of things.

  • I can see the ‘Deviations from BS7671’ box becoming a very busy place if AFDDs are indeed made mandatory. I for one shall not be recommending them to my customers.

  • Did you comment on the DPC when you were given the opportunity to submit your comments? If you did then you never know your comment may have changed the the final document. The published document will vary no doubt from the DPC but we must wait to see.

BS 7671 does not have, unlike other standards,  any provisions to allow deviations. There is no  “deviations box”  on the model forms so unlikely to be busy.

  • no instant problem for landlords, the legislation will remain locked to the previous set of regs ;-)

The other change in the draft was a reduction  to the sockets distance in bathrooms, it will be interesting if that gets to the final
